Conscious Modernization of Residential Buildings

FA-VMBAcad. year: 2010/2011

In the Czech Republic, there are about 3.9 million of dwellings, of which more than 2.0 million are in prefabricated panel houses. The quantity of prefabricated panel houses was attained at the price of low technical, architectural and urban quality. The deteriorating environment of residential areas, high power consumption, defects of buildings and need for repairs make relevant the problem of regeneration, modernisation, reconstruction and repair of residential buildings. The regeneration of panel house estates is a long term process requiring social, economic, urban and technical valorisation of existing residential areas. Gradual transformation of monofunctional estates into polyfunctional urban areas will contribute to the harmonic functioning of settlements. The subject's aim is to acquaint the students with the evaluation of the existing structure of power consumption, to improve the residential environment by comprehensive technical solutions and to reduce power consumption of buildings. A comprehensive approach to this problem is indispensable and can motivate the students to improve their professional qualification.

Learning outcomes of the course unit

After completing the study of this subject, the students are able to describe the history of housing development in the Czech republic,to evaluate urban planning, architectural and sociological aspects of housing estates, to describe the systems of panel houses and their enclosing shells, to specify current defects and failures of panel houses, to make analysis of panel house regeneration with view to energy savings, costs and modes of funding. The contrast of photograps, made before and after regeneration and more or less successful refurbishment, can motivate a change in the approach to the modernisation of residential buildings developed using panel house building technology, which among both students and experienced architects is sometimes regarded as not too attractive. The students can make use of the gained knowledge in professional practice.
