Building contract management

The course acquaints students with a comprehensive view of the construction process, and to detail the manufacturing process for the management of construction contracts from the level of the manufacturing sector. They explained the relationship of the participants from the perspective of the construction contractor, the possibility of a successful bid preparation and contract work. The course focuses on the work of operational management, from the stage of signing a contract for work resp.předání site until the signing of the protocol on handover. At the time of the actual implementation of the work are addressed questions of building technological preparations for the construction and operational training in relation to the production plan and balancing resources. Are discussed in detail the tasks of managing staff, delegation of powers and responsibilities of personnel, materials and machines, responsibilities site manager.

Learning outcomes of the course unit

The student will master the objective of the course of Building Contract Management, i.e. he becomes acquainted with the main building contract management principles, methods and structure. He also gets knowledge related with acquisitions and elaboration of quotations for future production.

Prerequisites

Knowledge of the construction realization, basic knowledge of supplier activity and knowledge from the point of view of calculations and invoicing of the constructions, time scheduling, manner of the site plant designing and operative management.

Course curriculum

1. Organization of building companies, production section, specialized production centres.
2. Management in the company, human relations in the management process, motivating of personnel, delegation of competencies and responsibilities in the construction process.
3. Obligation relations, construction participants, their mutual relations, rights and obligations, specific features of the building operations.
4. Identification and manners of contract acquisition, elaboration of quotations, bids in line with the public tender act, contents of the bids – documents, quotation prices and terms, submission of the bid.
5. Construction systems from the contractor´s point of view, work contract (subcontractor, ordering client), another types of contracts.
6. Production plan, balances of resources, background documents for construction management, realization documents.
7. Production and operation preparation, operative plan and its link to the production calculation and accounting records.
8. Building site passing over and take-over, obligations of the parties at this procedure, documents needed for passing over, outputs.
9. Management and organization of the jobs on site, obligations of the centre managers and operative management.
10. Agenda of the site manager, documents on the course of works on site, keeping of the site records, change agendas, invoicing, monitoring of the works progress on site.
11. Care for the quality of building operations, quality inspection, cooperation of the construction participants in the quality area.
12. Care for the safety and occupational safety, occupational hygiene at site, labour code.
13. Passing over of the work in relation to the customer and subcontractors, final accounting of the construction.

Aims

To make the students acquainted with the structure of building contract management incl. relations inside and outside the company. To learn to understand the manners of obtaining and processing of quotations for the future production. To understand the building contract management from the level of the medium and operative management and the related agenda, as well as competencies and obligations of the operative management. To present the students the main and related activities at dealing with the building contract incl. safety and quality supervision.
