Original Abstract

The topic of the paper is the relationship between supply and demand for real estate in specific locations and optimal tools for dealing with this relationship. The applied method is based on the use of multi-criteria analysis of potentials and risks of a particular area strategic decision-making considering the two categories. Each category has specific requirements properties for planning future construction. On the other hand, there is consideration of existing buildings with the parameters that also influence on strategic planning. The main method which converts inputs to outputs of the system is multi-criteria analysis, using fuzzy logic. The individual parameters of evaluations of real estate are weighted according to the users and experts. These parameters are determined in the model as the main criteria strategic planning in the real estate engineering which weights are estimated using different methods of decision theory. Spatial analyzes create an important part of this method. These analyzes are based on a geographic information system (GIS). The proposed system was validated on the pilot project.
