Original Abstract

Valuing property, as a basic estimate of the lowest bidding price, is the one of the hotly debated themes in expert practice. Selling at auction is one of the quickest and most efficient ways of selling property or land. It gives a high degree of certainty that contracts will be exchanged on the stated day, if the initial price is set properly. The entire sales process, from instruction to the exchange of contracts, is achieved within a few hours. Sales are entirely open and transparent and the majority of property types are suitable for selling at auction. One cruicial factor is to provide accurate, up - to - date valuations. There are hidden risks connected to inaccurately estimating the value. Although the responsibility of the appraiser seems to be limited, due to the fact that the price is finally set by the market, it does have recognizable consequences. The valuer is responsible for accurate aluations without providing misleading information for both sides, the seller and the buyer. The aim of the article is to sum m arize the problems connected to this type of valuation.
