Original Abstract

Využitie rozhodovacích stratégií v oblasti trhu s nehnuteľnosťami a ich implementácia v prostredí geografických informačných systémov (GIS) pomocou multikriteriálnych analýz. Potreba účelných priestorových analýz v realitnom inžinierstve s dôrazom na okolitú a mestskú infraštruktúru na účely bývania, zamestnania a iných stránok ľudskej činnosti. Posudzovanie vhodnosti lokalít na účely zástavby, predaja a kúpy nehnuteľností v realitnom inžinierstve. Popis výberu kritérií, priradenia váh zvoleným kritériám, hodnotenia kritérií a ich konečného zoskupenia. Využitie metód rozhodovacích stratégií (booleovská logika, metóda váženej lineárnej kombinácie – WLC, metóda usporiadaného váženého priemeru – OWA a metóda analytického hierarchického procesu – AHP) v procese analytického riešenia. Integrácia podpory GIS a multikriteriálneho rozhodovania – riešenie priestorovej problematiky trhu s nehnuteľnosťami s množstvom alternatív a rôznorodých hodnotiacich kritérií.

English abstract

Use of decision strategies in the real estate market and its implementation in the GIS environment by using multi-criteria analysis. Real engineering in itself implies a need for meaningful spatial analysis with an emphasis on the surrounding and urban infrastructure for the purposes of housing, employment and other sites of human activity. Evaluation of suitability of sites for building purposes, the sale or purchase of real estate. Description of criteria selection, assigning weights to the selected criteria, their assessment and final grouping. The following methods of decision-making strategies in the analytical solution are used: method of Boolean logic, method of weighted linear combination (WLC), method of ordered weighted average (OWA) and method of analytic hierarchy process (AHP). Integration of GIS and multi-criteria decision support solves spatial problems of the real estate market with lots of options and various evaluation criteria.
